Letting a property

An agency charges a month of rent to put a tenant in. Dardaris writes the listing, reads the applicants, draws the lease from your jurisdiction pack and takes it to signature, for a flat fee.

Every plan carries the model work a portfolio that size needs, and most months end well inside it. A heavy month of readings and drafting is charged by the million rather than cutting Dardaris off mid job.

Your account shows how much of the allowance is gone, as a share of it.

While we are building

We are building this in the open, and the price says so.

Everything above is 75% off while Dardaris is in beta. The product does a real part of the job today and not yet all of it, so the price says so. As each piece lands the reduction narrows, and it comes off entirely when Dardaris runs a letting the way an agency does.

  • You are told at least 30 days before the reduction changes or ends, and never after the fact.
  • 14 days on Pro. We ask for a card before it starts, nothing is charged until the days are up, and you can stop before then.

What is on the list can change while we build. Something may arrive earlier, later, or on a different plan than it sits on today.

What counts as a unit?
A lettable address. An apartment, a house, a studio, a shop, a garage let on a contract of its own. A building is not a unit and a tenant is not a unit, so ten apartments in one building is ten units, and a parking space let together with an apartment on one lease is part of that unit rather than a second one. Your first building walks through how a building, its units and its meters go in.
What happens when I go over?
Nothing stops. Your bill follows the number of units you set at checkout, and you change that number under Settings, Billing: moving from Owner to Pro to Agency happens when you change it, not on its own. Past the hundred that Agency carries, each further unit is added by the unit rather than moving you anywhere. You are never billed for a unit you added halfway through a month at more than that month is worth.
Do I pay for empty units?
Yes, and here is the honest reason: an empty unit is not a quiet one. The certificate still expires, the standing charges still run, the re-letting is work, and Dardaris is doing all of it. A unit you have taken off the market for good is a different matter, take it out of the portfolio and it stops counting the same day.
Is connecting my bank included?
Importing statements and matching them is included in every plan, and so is reading your bank directly for the accounts your plan includes. Each account past those is €5 a month, before VAT, charged from the day you connect it and credited from the day you disconnect it. You see the price again before you connect.
Can I leave?
Monthly, cancel whenever, and no notice period to sit through. Your leases, documents, payments and history export in full, in a format you can open elsewhere, and the export lives in House rules where you can run it any time, not just on the way out.
Is there a trial?
Your first plan starts with 14 days free, and nothing is charged until they are up. Checkout asks for a card before the free days start, so the plan carries on without a gap if you keep it. There is nothing to move across first: bring one building, watch Dardaris work it, and move the rest over only if the trial convinced you. Everything starts at its most careful setting and stays there until you loosen it.
What about VAT?
Every figure on this page is before VAT. It is added on the invoice at the rate that applies where you are, and if you trade under a valid EU VAT number the invoice is reverse charged where the rules allow it. The invoice itself, and where it is sent, are set in Your company.

Start with one building.

Watch a fortnight before you decide anything. The plan follows the units you actually have, so a portfolio that grows in March is not a plan you had to pick in January.
