The right law, per building

Read off each address, never assumed from the country the account was opened in. Where a rule has not been confirmed, it says so and waits for you.

Payments are read from your bank or a statement, matched to the lease they pay, and the receipt is filed. What cannot be matched with confidence waits for you.

The Leases room lists every lease coming to an end and every rent whose anniversary has come, across all your buildings at once.

How you hold them

Your own name, a company, a partnership: each apart

Each way you hold property is its own team, with its own buildings, bank accounts and tax number. You switch between them from the account menu, and nothing is ever added across them.

A partner or an accountant, invited

Invite them by email onto the team they need. A member sees the whole of that team and nothing of the others.

Loans beside the buildings they finance

Lender, rate, term and what is still owed sit on the building they finance, instalments are matched from the bank, and each building shows its equity and loan to value.

Questions from property investors

Does Dardaris work for an investor with several buildings?

Yes, that is the point past which it earns its keep: every building carries its own figures and its own law, payments are matched to their lease from the bank, and the leases ending and the rents due for indexation are listed across all of them at once.

Can I hold properties in more than one country?

Yes. Each building reads its jurisdiction off its own address, never off the country the account was opened in, so a lease in one country never borrows the rules of another. Amounts stay in each building's own currency, and figures in two currencies are never added into one total.

Can I keep a company and my own name apart?

Yes. Each is its own team, with its own buildings, bank accounts and tax number, and you switch between them from the account menu. Each team has its own plan.

Does it track my mortgages?

Yes. A loan records its lender, rate and term against the building it finances, its instalments are matched from the bank, and each building shows its equity and loan to value.

Do I need to hire a property manager once I have several buildings?

Not for what Dardaris already does: matching payments, filing receipts, tracking arrears and listing the deadlines. What still needs you is anything with legal or financial weight, such as a registered letter, a payment plan or an indexation, which waits for your approval by default.
