Free eviction notice, every state
Eviction letter template: a free eviction notice for every state
Choose the state and the reason, and download a notice to evict tenant who has not paid or has broken the lease, with the state’s own days, wording and statute: an eviction notice for non payment of rent, a lease violation letter, or a late rent notice template for the day rent is late.
The notice a landlord serves before filing for unpaid rent.
The month or period the rent was for.
Choose the state: its notice, the days, how they are counted and the statute appear here.
Every field is optional; a blank one prints as a line to write on. The notice is in English, as it is served in the US.
For a landlord in the US. Nothing is stored and nothing is sent; the notice is built in this browser.
Three notices in one
Which eviction notice letter template you need
The reason decides the notice. Pick the one that matches yours in the form above; the wording, the days and the statute change with it.
Unpaid rent: pay or quit
The notice before filing for unpaid rent. The period is 3 days in 16 states, the classic 3-day notice to pay rent or quit; 5 days in 7, a 5 day notice to pay rent or quit; and 14 days in 7, a 14 day notice to pay rent.
Lease violation: cure or quit
For a breach of lease agreement by tenant other than rent: a pet, noise, damage, an occupant who is not on the lease. The notice names the violation of lease agreement by tenant and the days the state gives to fix it or leave.
Late rent reminder
A late rent notice template for the first day rent is late: friendly, with no statute and no deadline the law did not set. It starts no legal period, so it can go out the same morning.
What Dardaris does instead
Dardaris notices late rent on day one and drafts the notice for you to sign
It reads your bank account, sees the rent that did not arrive, and sends the tenant a friendly reminder that morning. If the rent stays unpaid, it drafts the notice with your state’s days and statute. Nothing goes out until you approve it.

Eviction notice days in every state

Read from each state’s statutes on September 29, 2026. Each state’s page lists the official texts.
The questions that follow.
What goes in an eviction letter template?
The tenants and every other occupant, the address, the rent owed or the breach, the days the tenant has and how they are counted, what happens if they pay or fix it, the statute, your signature and a proof of service. Choose a state above and each part is filled in from its law.
Is a three day notice to vacate the same as a 3 day notice to pay rent?
Not always. A 3 day notice to pay rent lets the tenant pay and stay; a three day notice to vacate, as Texas uses, asks the tenant to leave and gives no right to stay by paying. 16 states set 3 days for unpaid rent, and the generator uses each one’s own words.
Where do I get a 14 day notice to pay or vacate template?
Here. Choose a state with a 14-day period (Massachusetts, Minnesota, New York, Tennessee, Vermont, Virginia, Washington) and the generator writes the 14 day notice to pay or vacate with that state’s name for it, its statute and the end date.
What is a 10 day notice to vacate?
The notice for unpaid rent in the states that give 10 days: Colorado, Hawaii, Indiana, Maryland, North Carolina, Oregon, Pennsylvania. Each names it differently; choose the state above and the notice carries its own title and statute.
Is there a 30 day eviction notice template?
Thirty days is usually the notice that ends a month-to-month tenancy without a reason, which is a notice to vacate rather than an eviction notice for cause. Some states give 30 days for a lease violation: Kansas, Maryland, Nebraska, New Hampshire, Ohio, Oregon, Vermont, Virginia.
What is a lease violation letter?
A letter that tells the tenant which clause they broke and what they must do about it. In most states it gives a set number of days to fix the breach or leave; choose Lease violation above and the state’s days are filled in.
Is a late rent notice template a legal notice?
No. It is a reminder: it cites no statute and starts no period. If the rent stays unpaid, the notice your state requires is the unpaid rent notice above.
Can I use this as a roommate eviction notice?
Only if you are the roommate’s landlord, for example because they rent a room from you under a sublease. A roommate on the same lease as you is a co-tenant, and usually only the landlord can end their tenancy.
What about evicting someone without a lease?
Someone who pays rent with no written lease is usually a month-to-month tenant, and the same notices apply: unpaid rent or a breach gets this notice, and ending the tenancy without a reason gets a notice to vacate. Someone who never paid and never had permission may be a squatter, which other rules cover.
Can I serve an eviction notice by text or email?
Only where the state allows it. Most statutes name delivery by hand, leaving it with someone at the home, posting it on the door or mailing it; each state’s page lists its own methods with the statute.
What happens after the notice runs out?
If the tenant has not paid, fixed the breach or left, you file an eviction case in court, and only a court order can remove them. 46 states ban lockouts and utility shut-offs by statute.
Not legal adviceThis generator fills in a notice from each state’s statutes as read on September 29, 2026. A city or county can add requirements, a lease can give more time, and only a court decides whether a notice was valid. For a contested eviction, speak to a lawyer in the state.
