The rule packs, what each one decides, and what we do with a rule we could not verify.

The packs

Rules live in packs rather than being written into the screens, because they genuinely differ:

  • Flanders
  • Brussels
  • Wallonia
  • Netherlands
  • France
  • A generic pack, for anywhere without one of its own

Belgium ships as three packs, not one. Flanders, Brussels and Wallonia have had separate lease regimes since 2018 and 2019, and deposit caps, indexation correction factors and notice periods all diverge.

What a pack decides

  • The deposit cap, and which forms of deposit are allowed
  • Notice periods, and the compensation owed for leaving early
  • Whether and how a rent may be indexed, including the correction factor
  • Whether a poor energy rating blocks or caps indexation
  • Whether the lease must be registered, and by when

Those rules reach the product through the lease. Set the pack on the building and every lease under it inherits it. See contracts and clauses.

Verified and unverified rules

Every rule carries a flag saying whether we confirmed it against a primary source. Anything we could not confirm is surfaced in House rules as "confirm this" rather than being quietly presented as fact.

That is deliberate, and it is the same principle as the rest of the product: we would rather tell you what we do not know than be confidently wrong about your deposit cap.

Choosing a pack

Choose by where the property is, not by where you are. A Brussels flat owned by a Flemish company is governed by the Brussels pack.
