Notice of inspection to tenant: what the states ask

26 states set a number of hours before a landlord enters, from 12 to 72. 7 ask for reasonable notice, and 17 set no rule in statute, so the lease should. The table gives each state’s figure and its section.

The Uniform Residential Landlord Tenant Act

The Uniform Residential Landlord and Tenant Act is a model law drafted by the Uniform Law Commission. It is not law anywhere by itself: a state that used it passed its own version, often with different figures. That is why this table reads each state’s own statute rather than the model.

Landlord tenant law mold: where it sits

No figure in this table covers mold. Mold falls under the landlord’s duty to keep a home fit to live in and under each state’s own rules, which differ. Read your state’s statute and the local housing code before you act.

Dardaris keeps each of these rules for you

Whatever state your homes are in, it counts the deposit deadline from move-out, drafts the notice before you enter, and dates a rent increase so it lands in time. Nothing goes out until you approve it.

Questions landlords ask

What are landlord tenant laws by state?

Each state writes its own rules for renting a home: how much deposit a landlord may take and how fast it goes back, how much notice comes before entry, how a tenancy ends and whether rent can be capped. The table above compares them and links each state.

How much notice of inspection to tenant is required?

It depends on the state: 26 set a number of hours, from 12 to 72, 7 ask for reasonable notice and 17 set none in statute. The entry notice column gives yours.

Is the uniform residential landlord tenant act the law in my state?

Not by itself. It is a model that states could adopt in their own words, so what binds you is your state’s statute. Open your state above for the sections that apply.

Does landlord tenant law cover mold?

Mold falls under the landlord’s duty to keep a home fit to live in and under each state’s own rules. This page gives no figure for it; read your state’s statute and local housing code.

This is not legal adviceThis page summarises statutes as read on 29 September 2026. Laws change, cities add their own rules, and a court reads a statute against the facts of a case. Check the official text, or ask a lawyer, before you act on it.
