The notice a landlord serves before filing for unpaid rent.
The month or period the rent was for.
In Mississippi, the 3-day notice to pay or quit gives the tenant 3 days. Paying the full amount inside the period stops the eviction, by statute.
Miss. Code Ann. §§ 89-8-13(5)(a), 89-7-27, 89-8-39(4): The notice states the tenancy ends if rent is not paid within three days; the statute does not say whether weekends count, so a cautious landlord leaves extra time. Even after judgment, no warrant issues if the tenant pays everything awarded by the court-ordered move-out date.
Every field is optional; a blank one prints as a line to write on. The notice is in English, as it is served in the US.

What the statute says about unpaid rent
The notice states the tenancy ends if rent is not paid within three days; the statute does not say whether weekends count, so a cautious landlord leaves extra time. Even after judgment, no warrant issues if the tenant pays everything awarded by the court-ordered move-out date. (Miss. Code Ann. §§ 89-8-13(5)(a), 89-7-27, 89-8-39(4))
What the statute says about a lease violation
The lease ends on a date at least 14 days after receipt unless the tenant remedies the breach first. A repeat of substantially the same breach within six months allows termination on 14 days' notice with no cure. (Miss. Code Ann. § 89-8-13(3))
