What happens when a rent does not arrive
Both tools remind a tenant who is late. Dardaris starts from the bank feed, follows the steps of the building’s own law, and stops before anything reaches the tenant.
The days are common practice in France, not law, so Dardaris marks them to confirm and runs none of these steps without you. A payment that arrives closes the case and draws up the receipt.

What is Rentila?
Rentila is an online rental management tool for individual landlords, run since 2008 by Rentila ltd, a small self-funded company in Sofia, Bulgaria, with its hosting in France. It covers leases and e-signature, automatic rent receipts, rent revision, inventories with photos, a tenant portal, reminders for late rent and a summary for the 2044 and 2072 tax forms.
Is Rentila free?
For one lot, yes. The free plan carries 1 lot, 2 tenants and 4 inventories, without e-signature, the bank connection or the AI assistant. Silver is €5,90 a month for 2 to 5 lots and Gold €11,90 a month for unlimited lots, before VAT, or about 20% less paid yearly. A new account gets 15 days with everything unlocked.
Does Rentila use AI?
Yes. Its paid plans include an AI assistant and an API with an MCP server, and its privacy policy names OpenAI, Google, Anthropic and Mistral among its processors. We found no page describing what the assistant does, so this page does not compare the two assistants feature by feature.
Is Dardaris an alternative to Rentila?
For leases, rent notices, receipts, rent revision and the bank connection, yes. For inventories, a tenant portal, candidates and seasonal lets, not yet. Its core is different: it reads your leases and deeds, spots late rent on the bank feed, drafts the next step under the law of the building’s address, and waits for your approval before anything goes out.
Is Dardaris free?
No, there is no free plan. The first 14 days on Pro cost nothing, and checkout asks for a card before they start. After that the Owner plan is €12,25 a month for up to 3 lots and Pro €37,25 a month for up to 25, before VAT, at the beta price, which is 75% off the list price.
Which is better for a property in Belgium?
Rentila’s Belgian address serves its French site, and we found no Belgian leases or indexation rules on it. Dardaris has researched Flanders, Brussels and Wallonia separately, because each region has its own housing law, deposit ceiling and indexation rules.
Can Dardaris handle properties in several countries and currencies?
Yes. Each building is filed under the housing law of its address and keeps its rent, deposit and costs in that country’s currency. The portfolio is counted in one currency you choose, at the rate published that day, and a converted figure is marked as converted. Where the rules for a country have not been researched, every legal figure is marked to confirm.
What does Dardaris automate today?
Matching bank payments to rent notices, opening an arrears case when rent has not arrived, drawing up the receipt once rent is paid, and reading the leases and deeds you upload. Every step is recorded. Reminders, formal notices and anything that reaches a tenant wait for your approval, and choosing which workflows may run alone is coming.
Can Dardaris reply to tenants automatically?
Not yet. Reading tenant email and drafting the reply is being built: the answer is drafted from that tenant’s own tenancy and checked against your records. Even then it does not leave on its own. Dardaris has no way to send from your address, so the drafted reply waits on the thread for you.
Does Dardaris do inventories (états des lieux)?
Not today. If a photo inventory done in an app is what you need most, Rentila has one and Dardaris does not.
Can I move from Rentila to Dardaris?
Yes. Add each building’s address, drop in the current lease so it is read rather than retyped, and connect the account the rent arrives on. Switching tools changes nothing in what the existing lease says, and you can keep Rentila running while you try.
