What the statute says about unpaid rent

The notice must state the rent owed and that the tenant may pay or move; paying the rent (not late fees) within seven days ends the matter. Add three days when the notice is mailed. (AS 34.03.220(b); AS 09.45.090(a)(2), 09.45.105)

What the statute says about a lease violation

For a material breach that endangers health or safety, the tenant may stay by fixing it within ten days. A repeat of substantially the same breach within six months allows a five-day notice with no cure, and deliberate damage over $400 or illegal activity allows a shorter notice. (AS 34.03.220(a); AS 09.45.090(a)(2))
