Kentucky eviction notice: a free template with the statute cited

In Kentucky, a landlord owed rent serves a 7-day notice to pay rent: the tenant has 7 days to pay in full or move out, and paying in time stops the eviction (KRS 383.660(2); KRS 383.500).

Fill in the eviction notice template Kentucky landlords serve

The notice a landlord serves before filing for unpaid rent.

The month or period the rent was for.

In Kentucky, the 7-day notice to pay rent gives the tenant 7 days. Paying the full amount inside the period stops the eviction, by statute.

KRS 383.660(2); KRS 383.500: This applies only where the city or county has adopted the Uniform Residential Landlord and Tenant Act, such as Louisville and Lexington. Elsewhere no statute sets a nonpayment notice period, so the lease governs, and a tenancy at will needs one month's written notice under KRS 383.195.

Every field is optional; a blank one prints as a line to write on. The notice is in English, as it is served in the US.

What the statute says about unpaid rent

This applies only where the city or county has adopted the Uniform Residential Landlord and Tenant Act, such as Louisville and Lexington. What the statute says about a lease violation

Only in jurisdictions that adopted the Uniform Act. The lease ends on a date at least 14 days after receipt unless the tenant remedies the breach, and a repeat of the same breach within six months allows termination on 14 days' notice with no cure. (KRS 383.660(1))
