Free eviction notice Iowa landlords can use

Iowa eviction notice: a free template with the statute cited

In Iowa, a landlord owed rent serves a 3-day notice to pay rent: the tenant has 3 days to pay in full or move out, and paying in time stops the eviction (Iowa Code § 562A.27(2); § 562A.29A(2)).

The notice a landlord serves before filing for unpaid rent.

The month or period the rent was for.

In Iowa, the 3-day notice to pay rent gives the tenant 3 days. Paying the full amount inside the period stops the eviction, by statute.

Iowa Code § 562A.27(2); § 562A.29A(2): The landlord may terminate only if the tenant fails to pay within three days after the written notice. A notice served by mail counts as served four days after it is mailed, so those days come first.

The rules

What a valid Iowa eviction notice must say

  1. 1Its name: 3-day notice to pay rent, the words Iowa law uses.
  2. 2The tenants’ names, every other occupant, and the address of the premises.
  3. 3The rent owed, the period it was for and the date it was due.
  4. 4The period: 3 days, counted from the day after it is delivered.
  5. 5That paying in full inside the period stops the eviction.
  6. 6The statute it is given under: Iowa Code § 562A.27(2); § 562A.29A(2).
  7. 7Your signature and the date, and a proof of service filled in once it is delivered.

What the statute says about unpaid rent

The landlord may terminate only if the tenant fails to pay within three days after the written notice. A notice served by mail counts as served four days after it is mailed, so those days come first. (Iowa Code § 562A.27(2); § 562A.29A(2))

What the statute says about a lease violation

The rental agreement ends unless the tenant remedies the breach within seven days of receiving the notice. A repeat of substantially the same breach within six months allows termination on seven days' notice with no cure, and a clear and present danger allows a three-day notice under § 562A.27A. (Iowa Code § 562A.27(1))
