The rules

What a valid New Jersey eviction notice must say

  1. 1A plain title: New Jersey law names no notice before filing for unpaid rent, so the template calls it a demand for unpaid rent.
  2. 2The tenants’ names, every other occupant, and the address of the premises.
  3. 3The rent owed, the period it was for and the date it was due.
  4. 4The date you set: no statute sets a period, so choose one and keep to it.
  5. 5That paying in full inside the period stops the eviction.
  6. 6The statute it is given under: N.J. Stat. Ann. §§ 2A:18-61.1(a), 2A:18-61.2, 2A:18-55.
  7. 7Your signature and the date, and a proof of service filled in once it is delivered.

What the statute says about unpaid rent

The Anti-Eviction Act requires no notice to quit before filing for unpaid rent, except in federally subsidized housing which needs 14 days. Paying the rent claimed plus costs to the court clerk at any time before final judgment stops the case. (N.J. Stat. Ann. §§ 2A:18-61.1(a), 2A:18-61.2, 2A:18-55)

What the statute says about a lease violation

The tenant must first get a written notice to cease, with a reasonable time to stop, and only a continued breach supports a notice to quit served one month before filing. Disorderly conduct and damage to the premises need only 3 days' notice to quit. (N.J. Stat. Ann. §§ 2A:18-61.1(b)-(e), 2A:18-61.2(a)-(b))

The questions that follow.

What goes in a {abbr} eviction notice template?

The tenants and the premises, the rent owed or the breach, the date you set (no New Jersey statute sets a period), your signature and a proof of service. The generator above puts each of them in and cites nothing the statute does not say.

Is there a free {state} eviction notice template?

Yes, this one: fill it in above and download it in Word or PDF. Nothing is stored and nothing is sent; it is built in your browser.

Is there a 3 day eviction notice {state} law requires?

No. New Jersey statute sets no notice period for unpaid rent (N.J. Stat. Ann. §§ 2A:18-61.1(a), 2A:18-61.2, 2A:18-55). Its own words are quoted on this page; the template lets you set the date and cites nothing it cannot.

Can the tenant stop the eviction by paying?

Yes: New Jersey lets the tenant stop it by paying the rent owed (N.J. Stat. Ann. §§ 2A:18-61.1(a), 2A:18-61.2, 2A:18-55). The statute’s note on this page says until when.

How do I serve an eviction notice in {state}?

What happens after the notice runs out?

If the tenant is still there, you file a summary dispossess action in the Superior Court, Law Division, Special Civil Part, Landlord/Tenant Section. Our guide to the New Jersey eviction process walks through each step.

Can I change the locks instead?

No. New Jersey bans lockouts and utility shut-offs (N.J. Stat. Ann. § 2A:39-1); only a court can order a tenant out.

Not legal adviceThis notice is filled in from New Jersey statutes as read on November 1, 2026. A city or county can add requirements, a lease can give more time, and only a court decides whether a notice was valid. For a contested eviction, speak to a lawyer licensed in New Jersey.
