Fill in the eviction notice template Connecticut landlords serve
The notice a landlord serves before filing for unpaid rent.
The month or period the rent was for.
In Connecticut, the notice to quit possession gives the tenant 3 days. The statute does not give the tenant a right to stop the eviction by paying.
Conn. Gen. Stat. §§ 47a-15a(a), 47a-23(a): The notice may be served only after rent is unpaid for the 9-day grace period (4 days for a one-week tenancy), and must give at least three full days, counting neither the day of service nor the quit date. No statute lets the tenant stop the eviction by paying after the notice.
Every field is optional; a blank one prints as a line to write on. The notice is in English, as it is served in the US.

The rules
What a valid Connecticut eviction notice must say
- 1Its name: notice to quit possession, the words Connecticut law uses.
- 2The tenants’ names, every other occupant, and the address of the premises.
- 3The rent owed, the period it was for and the date it was due.
- 4The period: 3 days, counted from the day after it is delivered.
- 5What the tenant must do: move out by the date. The statute gives no right to stay by paying.
- 6The statute it is given under: Conn. Gen. Stat. §§ 47a-15a(a), 47a-23(a).
- 7Your signature and the date, and a proof of service filled in once it is delivered.
What the statute says about unpaid rent
The notice may be served only after rent is unpaid for the 9-day grace period (4 days for a one-week tenancy), and must give at least three full days, counting neither the day of service nor the quit date. No statute lets the tenant stop the eviction by paying after the notice. (Conn. Gen. Stat. §§ 47a-15a(a), 47a-23(a))
What the statute says about a lease violation
The lease ends at least 15 days after receipt unless a breach remediable by repair or payment of damages is remedied in that time; a repeat within six months, or a serious nuisance, goes straight to a 3-day notice to quit. (Conn. Gen. Stat. §§ 47a-15, 47a-23(a))

Connecticut statute names these ways (Conn. Gen. Stat. § 47a-23(c)): delivery to each lessee or occupant by a state marshal or other proper officer or an indifferent person; leaving it at the lessee's or occupant's place of residence.
What happens after the notice runs out?
If the tenant is still there, you file a summary process in the superior court (housing session). Our guide to the Connecticut eviction process walks through each step.
