Utah eviction notice: a free template with the statute cited

In Utah, a landlord owed rent serves a 3-day notice to pay or quit: the tenant has 3 business days, not counting Saturdays, Sundays and legal holidays to pay in full or move out, and paying in time stops the eviction (Utah Code § 78B-6-802(1)(c)).

Fill in the eviction notice template Utah landlords serve

The notice a landlord serves before filing for unpaid rent.

The month or period the rent was for.

In Utah, the 3-day notice to pay or quit gives the tenant 3 business days, not counting Saturdays, Sundays and legal holidays. Saturdays and Sundays are skipped in that count; each holiday inside it moves the end one day later. Paying the full amount inside the period stops the eviction, by statute.

Utah Code § 78B-6-802(1)(c): The notice demands payment of rent and other amounts due or surrender of the premises, and may be served any time after rent is due. Utah counts this period in business days.

Every field is optional; a blank one prints as a line to write on. The notice is in English, as it is served in the US.

What the statute says about unpaid rent

The notice demands payment of rent and other amounts due or surrender of the premises, and may be served any time after rent is due. Utah counts this period in business days. (Utah Code § 78B-6-802(1)(c))

What the statute says about a lease violation

The tenant can save the lease by performing the broken condition within three calendar days. Waste, unlawful business, nuisance, a criminal act or an unlawful sublet get a 3-day notice to quit with no cure. (Utah Code § 78B-6-802(1)(d)-(h), (2))
