Contracts and clauses

A contract is the document. A lease is the tenancy it creates. Dardaris keeps both, and how the document gets there is your choice.

Have it drawn up. Dardaris assembles it from the template your jurisdiction requires, with the compulsory clauses in place, and leaves it as a draft for you to check. Every clause is a field rather than a paragraph, so it can reason about them later: an indexation basis it can compute from, a notice period it can count to, a deposit it can check against the cap.

Or bring your own. If the lease is already signed, encode it: copy the terms off the document and Dardaris takes it from there, calling the rent, scheduling the indexation and watching the registration deadline. Then file the signed document itself in the contract's Documents tab, so the paper and the record sit together.

The difference is what it can do without asking you. A lease it drew up, it understands clause by clause. A lease you encoded, it knows as the terms you gave it, which is enough for the rent, the dates and the deadlines, and not enough to answer a question about wording you never typed in.

Contract types

There are fourteen, and the type is not cosmetic. It decides the notice periods, the deposit cap, whether indexation is allowed, and which clauses the drafter offers. Residential main residence, short term residential, student, commercial, co-living room, parking and storage all behave differently, and the jurisdiction changes them again. See jurisdictions.

The clause library

Clauses live in a library in English, Dutch, French and German. A clause is written once and reused, so correcting the wording of a pet clause corrects it in every lease you write afterwards.

Edit a clause inside a draft and Dardaris asks whether that was a one-off or a change to the library. Say which. It will not quietly rewrite your library behind you.

Signing

A draft goes out for e-signature and the lease sits in a signing state until every party has signed. Dardaris chases the ones who have not, on a schedule you can see, and stops chasing when you tell it to.

Registration

Where the jurisdiction requires the lease to be registered, the deadline goes on the compliance calendar the moment the lease is signed, and the reminder comes with the filing already prepared.

Then what

The rent starts: rent and invoicing. The first indexation is scheduled: indexation. And when it is over: ending a lease.
