Fill in the eviction notice template Oregon landlords serve

The notice a landlord serves before filing for unpaid rent.

The month or period the rent was for.

In Oregon, the 10-day notice of nonpayment gives the tenant 10 days. Paying the full amount inside the period stops the eviction, by statute.

Or. Rev. Stat. §§ 90.394, 90.395, 90.155: Given no sooner than the 8th day of the rental period, or a 13-day notice from the 5th day; week-to-week tenancies use a 72-hour notice. The notice must state the amount and the deadline to cure, add 3 days if mailed, and go with the required notice on rental assistance.

Every field is optional; a blank one prints as a line to write on. The notice is in English, as it is served in the US.

What the statute says about unpaid rent

Given no sooner than the 8th day of the rental period, or a 13-day notice from the 5th day; week-to-week tenancies use a 72-hour notice. What the statute says about a lease violation

The cure date must be at least 14 days after delivery. A substantially similar violation within six months allows a 10-day notice with no right to cure. (Or. Rev. Stat. § 90.392)
