How much can a landlord raise rent in California?
The Tenant Protection Act caps the yearly rise at five per cent plus the regional CPI and never above ten. The harder question is whether it reaches your unit: new construction and most single family homes are outside it, and several California cities cap lower than the state does.

From 24 Sep 2026 the rent goes from $850.00 to $875.50, +$25.50 a month. There is no rent index here. United States, California caps the yearly rise at 5,0 % plus CPI, never above 10,0 % (Tenant Protection Act 2019 (AB 1482), Cal. Civ. Code § 1947.12), and 3,0 % is what that comes to.

- Five per cent plus the regional consumer price index, capped at ten per cent, under the Tenant Protection Act of 2019 (AB 1482), Civil Code section 1947.12. The CPI is the regional figure rather than a national headline rate.
- Does AB 1482 apply to every rental?
- No. New construction under fifteen years old is exempt, and so is a single family home let by an owner who is not a corporation, provided the tenant was given the statutory notice. A unit outside the statute is not capped by it.
- Can a California city cap rent lower than the state?
- Yes, and several do. Local rent stabilisation ordinances take precedence where they are stricter, so the address settles this rather than the state.
- How often can rent be raised in California?
- Under the Tenant Protection Act the cap is an annual one, and the notice period lengthens with the size of the rise. A correct figure delivered wrongly is still ineffective.
