French rent increase calculator: revise on the IRL before the year runs out.

France lets you raise the rent once a year by the published index, takes the year away entirely if you claim it late, refuses it outright on a poor energy rating, and lets you back claim nothing at all.

No catch-up at all. Claim within twelve months of the revision date or the whole year is forfeited (art. 17-1 I). This is the mirror image of the Belgian three-month rule.

How is a rent revision calculated in France?
The new rent is the rent currently paid multiplied by the IRL of the reference quarter this year and divided by the IRL of the same quarter last year. The quarter is the one the lease names, not the most recent one published.
What happens if I forget to claim a revision?
The year is lost outright. Article 17-1 I gives you twelve months from the revision date, and after that the whole year is forfeited. This is the opposite of the Belgian rule, where a late demand still recovers three months.
Can I revise the rent on a dwelling rated F or G?
No. Since 24 August 2022 the rent of a dwelling rated F or G on the DPE cannot be revised at all in metropolitan France, whatever the lease says. Renovating to a better class is the only route back.
Do I index the original rent or the rent being paid now?
The rent being paid now. France applies the ratio to the current rent, so revisions compound. Belgium applies its ratio to the original base rent, which is why a Belgian method used on a French lease undercharges.
