There is no index to divide by here. The Dutch increase is a percentage set each year for the social, mid market and free sectors, and it is capped a second time by the WWS maximum rent.

From 24 Sep 2026 the rent goes from €850,00 to €875,50, +€25,50 a month. The Netherlands has no index formula: rent rises by a statutory percentage set each year per sector, and never above the WWS maximum for that sector. Dardaris does not hold this dwelling's point score, so check the new rent against the ceiling before you send the notice. Give the tenant written notice stating the current rent, the new rent, the percentage, the statutory basis and the objection route to the Huurcommissie. There is no back-claiming, the increase runs from the date on the notice. A tenant can still have the starting rent tested by the Huurcommissie, and for social and mid-market contracts signed from 1 July 2024 that right never expires. A rent found too high is lowered retroactively to the start of the lease.

Caps for 2026: social/regulated 4.1% from 1 July, mid-market (middenhuur) 6.1%, free sector 4.4%. Rents under about €350 may instead rise by up to €25 in absolute terms, and the social sector has income-dependent surcharges on top.

Is there a rent index in the Netherlands?
No. The yearly increase is a statutory cap rather than an index ratio, published per sector by the Rijksoverheid. For 2026 it is 4.1 per cent for social and regulated rents, 6.1 for the mid market and 4.4 for the free sector.
What is the WWS and why does it matter?
The point score that decides which sector a dwelling is in and the maximum rent it may charge. The increase is capped by the percentage and again by that ceiling.
What notice does a Dutch rent increase need?
Written notice stating the current rent, the new rent, the percentage, the statutory basis and the tenant's route to object at the Huurcommissie. There is no back claiming.
