Rent stabilized calculator: an NYC rent increase is a board vote, not a formula.
New York is the one state where the figure is voted on rather than calculated. A rent stabilized unit rises by the percentage the Rent Guidelines Board published for the lease year it renews in, and everything outside stabilisation is not capped by the state at all.

From 24 Sep 2026 the rent goes from $850.00 to $875.50, +$25.50 a month. The lease fixes the increase at 3,0 % a year rather than tying it to an index.

- How much can rent be raised on a rent stabilized unit in New York?
- By the percentage the Rent Guidelines Board voted for the lease year the renewal falls in. It is a published number rather than a formula, and it differs for a one year and a two year renewal.
- Is my New York apartment rent stabilized?
- That is the question that settles everything else, and it turns on the building, its age and size, and the unit's history rather than on the rent. A unit outside stabilisation is not capped by the state.
- Why does this calculator not work out a New York figure?
- Because there is nothing to work out. Where a board votes the percentage there is no index ratio and no statutory formula, so the honest answer is to enter the published figure for your lease year rather than to have software guess at one.
